China’s new home prices in 70 cities declined by 5.0% year-on-year in January 2025, easing from a 5.3% drop in the previous month and marking the smallest decline since last July, amid Beijing’s ongoing efforts to curb the prolonged property downturn by lowering mortgage rates, reducing homebuying costs, and allowing local governments to purchase unsold housing and idle land using special bond proceeds. However, the latest result marked the 19th consecutive month of decreases, with prices continuing to fall in Beijing (-5.7% vs -5.4% in December), Guangzhou (-8.4% vs 9.1%), Shenzhen (-5.2% vs -6.1%), Tianjin (-2.1% vs -2.3%), and Chongqing (-5.2% vs -5.5%). On the other hand, cost increased at a steeper rate in Shanghai (5.6% vs 5.3%). On a monthly basis, new home prices were flat for the second straight month.
